Home Selling Strategy

It begins with a grand tour…

During the tour we will discuss timeline expectations, potential repairs, tips to uplift your home and take some pictures.

If you are able to welcome me into your home, I can open the door to welcome in a potential home buyer. Tell me your story-what attracted you to the home, how have you utilized the space, the growth you’ve experienced, the repairs you’ve made, the frustrations you have with it (the light switch that isn’t near the door or maybe the oven will bake brownies in half the time but will need double the time to cook fish-true story!)

“Why do I need to tell my realtor that?”

It helps me understand the home itself-the DIY open floor plan and second bathroom you added is of course something to be proud of as a homeowner, but a buyer might not want to bet on structural changes or plumbing that wasn’t done by a professional. When an inspector comes they are going to check everything so it gives me a heads up of what to expect. If it’s revealed in the inspection, the buyer has every right to walk away and we start all over again.  Another thing to consider is that if we know the oven isn’t working consistently, we could offer a home warranty in the sale to sweeten the deal. Or maybe it’s more cost effective to replace and then advertise the new appliance!

 

Your personal attachment to the home helps me understand the sentiment involved when in the emotional depths of the negotiation process.

 

Dream big when selling your home, but keep your eyes focused because there are other people involved.  Remember- they aren’t your enemy- they just have their own goals and priorities to keep as well. An ‘us vs. them’ mindset can make for a difficult negotiation and possibly lose all together. We don’t want that!

In an ideal situation the first offer will be one that meets our initial request, but it’s best to discuss now what our negotiation options are, before emotions get high and we lose sight of our goal-selling your home. We will consider what strategies to take at this time and what your leniencies are, knowing that they are a baseline for negotiation.  It’s important to understand that negotiations involve both a logical and an emotional aspect-we want to give room for both. At the end of the day we want a ‘WIN-win’ ending. What does that mean? Everyone leaves satisfied! We don’t want to gouge the other party or become hostile.  Remaining tactful in an aggressive negotiation strategy is what I and other agents are here for.  It’s what you’re paying us for! Let us flex!

Ok, back to the strategy….

I will then take this information, create a market analysis and schedule our second meeting to present my opinion of value, discuss the price options, market and how to keep your home highlighted and of interest.

“There is a home for every buyer and a buyer for every home.” That’s what my realtor and mentor told me when I first began my home search and my real estate career.

It may not sell within the first 1-2 weeks, but we will revisit the goals set in our first meeting to make sure we are taking the best approach and then consider an open house for feedback.

We want to keep it ‘attractive’ in the market which can be tricky to do.

“Why’s that?” The market is forever changing.

“That’s a stereotypical response. Can you explain?”

Yes! There’s the typical “rates are changing” “time of year” “holidays” “school/vacations” “not many homes on the market” which are all true! But as a realtor/real estate agent, we look at all those things. But there are some things we can’t foresee such as bidding wars.  A few years ago we saw these bidding wars where offers could be $200k over the list price! It’s because home buying is a very personal experience. You may look at a house that’s $500k and think it’s overpriced, but someone else may look at the same house and see dreams come alive and offer $600k to be beat out another offer.  These are things that realtors/real estate agents look into throughout the entire home selling process and can dramatically effect the market and the sale of your home.  It’s why it’s so important to revisit your goals as time continues.

An offer is submitted, negotiations begin, those are agreed upon – YAY!-  but we aren’t anywhere close to being done. Inspections must be scheduled, appraisals, speaking with the buyer’s agent to make sure that timelines for finances and other contingencies are met. It’s a big project and that’s why you’ve hired a realtor/real estate agent.

Finding a realtor who can make the overwhelming process enjoyable is an often overlooked characteristic when looking for representation.
